What's Included in a New Roof Installation
A new roof installation isn't just nailing shingles to plywood. Done right, it's a layered system engineered for the specific climate it has to survive in. In central New Jersey, that climate includes summer thunderstorms with hail-size debris, ice damming after February freezes, wind-driven nor'easters off the coast, and 90+ degree summers that bake an asphalt roof for months at a time.
Every complete new roof installation from us includes tear-off down to the deck (no roof-overs), decking inspection and replacement where needed, ice-and-water shield along all eaves, valleys, and penetrations, full-field synthetic underlayment, drip edge at all eaves and rakes, proper starter strip, field shingles or metal panels, step and counter-flashing at all walls and chimneys, replaced (not reused) pipe boots and vent stacks, ridge ventilation, ridge cap, and full magnetic sweep cleanup.
Materials and System Options
For a new roof installation in NJ, the three system tiers are: standard architectural shingles (GAF Timberline HDZ, CertainTeed Landmark, Owens Corning Duration) for most Monmouth County homes; premium designer shingles (GAF Camelot II, CertainTeed Presidential Shake) for homes where curb appeal drives resale; and standing seam metal (24-gauge steel or aluminum) for homeowners who want a 50-year roof.
We'll walk you through what each option costs, looks like, and warranties out at — and then it's your call.
Ventilation, Ice & Water Shield, and Why They Matter in NJ
Two details kill more roofs in central New Jersey than the shingles themselves. Ventilation: a roof needs balanced intake (soffit) and exhaust (ridge) airflow. Without it, the attic traps moisture and heat, decking warps, shingles bake from below, and ice dams form along the eaves in winter. Most failed roofs we tear off in Howell and Old Bridge had inadequate ventilation. Every new roof we install gets balanced ventilation.
Ice-and-water shield: New Jersey Uniform Construction Code requires the shield to extend at least 24 inches past the warm wall line of the house. We extend further — usually 36 inches — and run it full-coverage in every valley and around every penetration. Skipping shield material is the single most common shortcut in cheap roof installations, and it's the one that costs homeowners $10,000 in interior damage three winters later.
Warranty — Labor and Manufacturer
Lifetime workmanship warranty on every new roof installation we do — transferable to the next homeowner. Manufacturer warranties of 25, 30, 40, or 50 years depending on the shingle system selected and whether the install qualifies for the enhanced 'system' warranty (it does — we're certified).
Wind warranty: 130 mph on most architectural systems with proper nailing pattern. We use 6-nail high-wind installation as standard — not as an upcharge.

FAQ

+1 732-201-3310What's the difference between a new roof installation and a roof replacement?
Functionally, they overlap heavily — both involve installing a new roof system. We use 'roof replacement' when there's an existing roof being torn off and replaced, and 'new roof installation' when describing the install process itself or installing a roof on a new build, addition, or major renovation. The crew, materials, and warranties are the same.
How long will a new roof last in New Jersey?
A properly installed architectural shingle roof lasts 25–30 years in NJ; premium designer shingles last 30–50; standing-seam metal lasts 50+. Lifespan depends heavily on ventilation, ice-and-water shield coverage, and installation quality — all things we get right.
Do you replace decking as part of a new roof installation?
Yes when needed. We inspect the deck after tear-off and replace any soft, rotted, or undersized plywood. Pricing per sheet is disclosed in the original quote so there are no surprise change orders.
What's ice-and-water shield and do I need it?
Ice-and-water shield is a self-adhering rubberized membrane that goes under the shingles along eaves, valleys, and penetrations. NJ code requires it; our climate demands it. Without it, ice damming pushes water back under the shingles and into the house. Every new roof we install gets shield coverage that exceeds code minimum.
Can I get financing for a new roof?
Yes. We offer 0% APR financing for qualified homeowners on new roof installations. Financing is approved before work begins, with no surprise fees.
