Corrugated and ribbed steel panels — common on barns, outbuildings, agricultural structures, and some modular homes in the Howell/Millstone horse country.

Metal shingles (steel, aluminum, stone-coated steel) designed to mimic slate, shake, or tile while delivering metal's longevity. Standing seam aluminum — coastal-friendly, won't rust from salt air, common in the Bayshore corridor and Old Bridge. Copper and zinc standing seam — rare but stunning, with patina and soldered seams.

Common Metal Roof Issues

About 90% of metal roof repair calls fall into a handful of categories. Leaks at penetrations (chimneys, vent stacks, skylights, satellite mounts) are number one — almost always a flashing or sealant failure, not a panel failure. Failed sealant at standing seam end caps and flashing transitions dries out after 15–25 years and needs renewal.

Backed-out fasteners on corrugated and exposed-fastener systems — thermal cycling slowly walks fasteners out of the deck. Solution: oversize gasketed screws, retighten, replace. Loose seams on standing seam panels need re-crimping or mechanical refastening. Storm damage and dents from falling branches or hail — cosmetic dents usually don't need repair; deep dents that compromise the panel get the panel replaced.

Other issues: galvanic corrosion (when dissimilar metals touch), snow guard failures, and skylight flashing — usually the source of 'the metal roof is leaking' calls.

Repair vs. Replace — When Each Makes Sense

A 15-year-old metal roof with three failed sealant joints and a dented panel is a repair, not a replacement. A 50-year-old roof with widespread fastener corrosion, panel oxidation, and flashing decay across the whole system might be at the end of its life.

The honest answer is: most metal roof issues are repairable. We'll only recommend replacement when the system is genuinely done, and we'll show you the photos to back it up. Putting $1,500 into a metal roof repair to extend its life by 15 more years is a no-brainer compared to a $25,000 full replacement.
